One aspect that surfaced in my recent blog post about Phoenix Short Sale track record "false advertising" when compared to the data in the MLS, was whether or not the data in the MLS can be considered "reliable".
Every listing agent is responsible and accountable for accurately and completely entering data into the MLS for their listings.
If they fail to enter accurate and complete data, the responsibility is theirs, and theirs alone.
To quote Desiree Montgomery, one can "click a button and save an agent" when one knows that the MLS data is incorrect, but if the listing agent does not flag a listing as a Short Sale, there is no way to know that it's a short sale - that is - unless you are a Buyer Agent and make an offer on the property!
I have no sympathy for those who can't be bothered to make sure the MLS listing information is complete and accurate.
You can't have your cake and eat it too!
