At a meeting with some of my peers earlier this week I was absolutely amazed to hear that some of them thought there was nothing wrong with agents who had never done a Short Sale going after Short Sale business, and that it really didn't matter if they were "economical with the truth" when describing their level of Short Sale experience to Short Sale listing prospects.
They went on to say that it's the homeowners responsibility to do their own due diligence about a listing agent's track records before choosing who to list their Short Sale with.
OK - Let me understand this correctly.
Homeowners can't access the MLS, so have no way to check the veracity of the claims of an agent soliciting a Short Sale listing.
Therefore, homeowners have to rely on the information provided by the agent soliciting the Short Sale listing.
This is a far more serious situation than just relying on the claims of an agent that they are "Number 1" (amazing how many #1 agents there are for the same area!).
This means the difference between Short Sale and Avoiding Foreclosure.
How can an unqualified agent soliciting Short Sale listings lie to a homeowner, keep a straight face and sleep at night??
