Not until midnight on December 31st! Short Sale listings continue to come in, along with purchase contracts for them. You'll find us in the office except for weekends and holidays!
In a conference two weeks ago a leading industry analyst told a group of top Realtors: "The year is over. It was a hard year, get over it and get to work on next year". In the last two weeks I have had offers for listings that opened with the agent claiming "The year is over. The holidays are coming. If your seller has a clue, he'll take the offer". In some offices I see as many computer screens with Nordstrom.com as the MLS.
So is the year over for you? It certainly isn't for me! There are 54 days left in 2010 -- a full 15% of the year. I see newly listed homes in St. Charles and Geneva receive multiple offers in a matter of days. I have buyers putting their short lists under their pillows and hoping that the perfect choice is crystal clear in the morning.
Showing homes in the fall and winter is exhilarating. I'd rather be bundled in a cozy sweater and out showing on a clear and chilly day than dripping with sweat climbing in and out of a sticky car. A stop for rich hot cocoa at Graham's 218 is a perfect treat for everyone after a few hours of looking at homes.
Some sellers in St. Charles and Geneva, IL are getting a jump on Spring and listing now. Just like last year, maybe the time to list is the day after Thanksgiving, not the day after Super Bowl Sunday in January.
It's a great time for sellers: If your home is staged inside and out, it can be just as beautiful with holiday decorations in December as with spring flowers in April. Some neighborhoods look especially wonderful this time of year. If a buyer is looking in a subdivision, a quick detour to see the homes decorated for the Geneva House Walk, or the light display at the St. Charles municipal center, helps to promote the entire area.
It's a great time for buyers: If you are thinking of buying a home, interest rates are low and motivated sellers offering lovely well-priced homes in St. Charles and Geneva. The "affordability index" for buyers has never been better. It's a great time to sell and a great time to buy.
