They spend so much time yapping that they don't have time to get a license!
For those that have ever read a real estate "Ask the Real Estate Person Expert" or other such column, one question keeps popping up in my mind (does it pop up in yours?): Are they even licensed?
I just got through reading one article, and I'm going to ask/answer my own question on the author's license status: Probably not.
Yes, for us licensed folks who are in the trenches day-in-day-out, it's a real slap in the face of the profession. But, who am I to question?
The expert I've just read has so many awards and accolades, and books, and TV appearances, and blah, and blah and blah. All about their vast and wide knowledge of real estate. They offer: advice, consultation, etc.
But, when I read their CV the most glaring omission is . . . no license. Not even a mention of having ever represented a buyer or seller in a real estate transaction.
Hmmmm . . . in any other profession that requires a professional license, we'd all be in trouble if we tried to give advice, or pass off our expertise to others sans a license. But, in real estate, apparently . . . go for it!!
Is this good advice?: When buying a home, it's not worth the buyer spending the money for an appraisal.
The expert didn't think so, because the lender gets the appraisal before granting the loan. Ergo, buyer doesn't need to spend the money for an appraisal.
Yes, an appraisal is ordered by the lender, but the way I read the "advice" it's as if the costs isn't born by the buyer . . . it's the lender's appraisal. The buyer ALWAYS PAYS for the appraisal*. Some lenders require the appraisal to be paid in advance, and some take it as a closing cost. Cash buyers often obtain appraisals, especially during a short sale negotiation where the value is in question and they might not want to rely on the BPO.
When experts don't even speak "real estate lingo" . . . I KNOW I just went down the rabbit hole and ended up in Wonderland. I'm not making it up, the expert wrote that the lender grants the loan. I never knew lenders granted loans. They approve loans. "Grants" are something entirely different. It would be really GREAT if lenders granted loans. But they don't.
Perhaps a small oversight, but any real estate agent worth their salt would never write a blog about the lender "granting" a loan, or even utter . . . the lender grants the loan.
So we blog, and blog, and blog . . . and experts (who probably aren't even licensed) get their articles full of holes published for the vast, and very wide range of consumers to read . . . and become even more misinformed.
Find a REALTOR® -- perferably one that knows the difference between lenders granting loans and lenders approving loans.
Find a REALTOR® -- perferably one that can explain appraisals, fees and cost.
*Closing costs can be written up to include seller's concessions. Appraisal fees are on the Buyer's HUD-1.
