I've never been one to sugarcoat things . . . it's far too risky for a REALTOR to beat around the bush. What we say can and will be used against us - court of law, bad press, lost referrals, lost confidence, take your pick.
But the truth can be less than warm and fuzzy at times.
It always blows my mind when people get ruffled over being told the truth they EXPECT from us!

It's not intentional.
We're not presuming you are less than brilliant, competent and wonderful. We appreciate you, and your business.
But if you aren't going to get out of your own way, we WILL swoop in, grab you by the nape of the neck and spirit you away to safety.
Kick and scream if you want.
When we insist that you get preapproved or show funds before we tour. We hate broken hearts--and when you lose 'the house' due to lack of preparedness, you'll have one.
When we remind you that you must perform to the contract you signed -- please don't think we are bossing you around. But if you don't, you could be materially damaged. And that IS our responsibility.
When we point out that the rules you agreed to DO apply indeed to YOU . . . our intention is not to bully you. We just want to keep you from losing out, being cancelled on--or sued.
When we request that you not consider the other principal--or their agent--a sworn adversary. It's a real estate transaction, not a battle to the death.
When we suggest that you make decisions based on common sense and logic, not emotion or ego. You'll be less likely to kick yourself over those choices later.
When we will not give advice beyond our scope to save you money on an attorney or other expert. We would be nuts to jeopardize your transaction or investment -- or tank our careers -- over talk we can't walk!
When we refuse to cheat, lie or break rules for you. We are protecting you from repercussions you may not be aware of.
Yeah, that pesky REALTOR can be a real buzzkill sometimes.
But you're not falling over the edge of a cliff or flying into a rock formation on our watch!
