EXPERIENCE IS PRICELESS. One of the most difficult things to find in the real estate industry is good referral partners. Referrals, for those of us who generate more business than we alone can handle, are a good source of business income. Karen's thoughtful post about the gentleman who, although he is an experienced real estate practitioner, is not up to speed with respect to the Internet and online business advertising.
BUILD YOUR NETWORK - ONE EXPERIENCED AGENT AT A TIME. Although I don't know the gentleman personally, Karen's article describes an agent with years of experience. His demeanor would be welcomed by young first time home buyers who would appreciate his experience and by other buyers who would love the courtliness with which he communicates.

AGE IS NOT A BUSINESS BARRIER IN THE PRACTICE OF REAL ESTATE BROKERAGE. My experience is that, although all of my new business is from Internet advertising, it is the day to day communication skills that turns a lead into a referral or a customer into a client. While many real estate agents are not Internet savvy, they may be hard working and know local license law, market information and local communities and customs.
SO THEY DON'T USE A GPS. They don't need one. When experienced agents take to the road in their area, they know how to get around. They can also probably read a map.
SO THEY DON'T USE A BLACKBERRY. They don't need one. The telephone is the most valuable communication tool for agents and consumers. While many of us rely on e-mail to communicate with folks in our network, a "conversation" is still the goal of both agents and consumers. Considering the huge numbers of agents and brokers who still do not use e-mail regularly, the telephone is the most reliable communication tool.
INSTITUTIONAL KNOWLEDGE is priceless. Knowing the market and the history of real estate or local points of interest will turn prospects into clients. Knowing the neighborhoods makes buyer clients very comfortable that they're working with someone who will help them get to know the area and not just open doors.
REFERRAL AGENTS ARE MONEY IN THE BANK. Referring prospective buyers or sellers to other agents or brokers takes some practice. Not all agents are good referral agents. They key is to identify those who have a good understanding of real estate practice but who do not generate a lot of business on their own. My network of experienced agents represents the best of the best. If they were generating a lot of business, they wouldn't have the time to devote to my referrals.
ACTIVERAIN IS A FABULOUS RESOURCE. I've met and referred to ActiveRain member agents from Florida to California for over 4 years now. However, for agents working in an office that employs many agents, a good referral partner may just be right over there at that desk.
AN AGENT CANNOT BE JUDGED BY THEIR ABILITY TO GENERATE NEW BUSINESS. Sure, technology has left many agents behind. However, I believe that a better judge of an agent's value as a referral agent is how they are able to turn a lead into a sale.
DON'T MAKE THEM A COMPETITOR. MAKE THEM A PARTNER. When you meet an experienced agent who doesn't have a lot of their own business or who isn't Internet savvy, think REFERRAL PARTNER. It's a win/win.
Some of the best testimonial letters I've received from home buyers are from folks who purchased a home with the help of an agent in my network. That is a win/win/win.
