To play well together you both must know the rules! Part 6

Here is a link back to Part 5 in case you missed it!

This section of the agreement spells out the individual expenses that the Buyer Associate is responsible for.  There has been some discussion of whether the team will provide laptops and/or cellphones to Buyer Associates in the future to enhance the security of data owned by the team - but that is still on the drawing board.

All Team Members pay for personal transactions - the amount they pay offsets the expenses incurred by the team - it's not a "profit center".

You'll note that this is one of the shortest sections in the Agreement.

Article 5

Buyer Associate acknowledges they are personally and individually responsible for:

100% of any Keller Williams Realty International annual and monthly dues

100% of any Keller Williams Realty Professional Partners annual or monthly dues

100% of all MLS dues

100% of all REALTOR (local, state, and national dues)

Phoenix Arizona Real Estate

100% of pager, cellular telephone, automobile, insurance, miscellaneous equipment and all other expenses unless otherwise agreed to in writing by Buyer Associate and Rainmaker Team Leaders

Phoenix Arizona Real Estate

For the sale or purchase of their own home, Buyer Associates are entitled to 1 purchase and/or sale per year subject to the following low fees:

Sale                  Listing Side Commission of X% to The Marriott Group

Purchase           $X,XXX paid at COE from GCI to The Marriott Group

PLUS                 any fees due to Keller Williams Realty Professional Partners for personal transactions.

Totally agree.  It's unbelievable how often you run into "I didn't realize...." - even when they have it in writing!

Tony - A truly excellent series on this agreement which I know went through many drafts and revisions, edits from several brokers, and has passed the legal counsel "test"!  Wonder if anyone else out there has some ideas to contribute that would enhance it even more?
