Getting "Ready For Showtime" - Part 1

When selling your home, what do you need to do to get your home "ready for showtime"?

 

It's essential that the Listing Broker discusses the "pre-activation" process with the Seller so they understand their role in ensuring the property "sparkles" prior to "showtime".

 

Why? The graphic below says it all.....

 

Market Activity 

 

It's critical that you, the Seller, understand that there is a group of Buyers, right now, looking for properties similar to yours, who will be coming through the front door soon after activation in the MLS - some perhaps the same day as activation in the MLS.

 

 

It's essential therefore that everything that needs doing to get the property ready for "showtime" occur PRIOR to activation in the MLS.

 

In our listing agreements we insert the following clause so that we have a written instruction from the Seller that covers the gap between the signing of the listing agreement and the activation of the listing in the MLS, which keeps everyone "compliant" with the MLS rules.

 

SELLER INSTRUCTS THAT PROPERTY SHALL BE ACTIVATED IN THE MLS ON xx/xx/xxxx

 

The checklist of things to do prior to "showtime" includes:

 

  • Title Inspection (Preliminary Title) &  Seller's Home Warranty
  • Home Inspection (Seller's Option)
  • Prelisting Appraisal (Seller's Option)
  • Home Staging (Seller's Option)
  • Thorough Deep Cleaning
  • Description and Features to highlight
  • Professional Photos and Virtual Tour
  • MLS Data Entry 
  • Internet Marketing
  • Marketing Collateral to be placed inside the property
  • Yard Sign, Custom Signrider and Lockbox

Comprehensive list Tony and Suzanne to bring to a seller's attention - but while staging is definitely at the discretion of the seller, I must say that you can always tell the difference between a home that has been staged and one that has not!

I agree Joanna Cohlan - and - part of our decision whether or not to take a listing is based on the Seller's willingness to make the property "Ready for Showtime".  Staging is key in our opinion.  The Seller can do it themselves - or hire a professional such as yourself!

I actually do not do much staging anymore as my real business is in interior design and decorating for both residential and commercial spaces but I definitely think it is a key element of the sale!
