Getting "Ready For Showtime" - Part 3

I addressed the first two items on the list of the various things to do to get "Ready for Showtime" presented in  the post  Getting Ready for Showtime! Part 1 of a series 

 

 

 

Next up is Home Inspection a.k.a. "Prelisting Inspection".

 

Yes, the savvy Buyer will order one for themselves, so why should a Seller pay for one up front?

 

 

Simple answer - while a "tour of the property" may reveal areas / items to be addressed by the Seller getting the property "Ready for Showtime" - it won't reveal any "hidden" issues that might surface on a Buyer's Home Inspection that may result in a request for repairs.

 

By the Seller having a home inspection, and becoming aware of any issues, they have some options:

 

1. Address the issue before going Active - disclose the issue and the repair.

 

2. Disclose the issue in contract negotiations and have the Buyer agree that the issue will not be addressed by the Seller - the issue is "As Is". 

 

3. Some other variation - offer a "credit" to the Buyer so the Buyer can address the issue after closing, should they choose to do so.

 

Case in Point:  One of our Sellers chose to have a Pre-Listing Inspection, which revealed dry rot in the patio roof.  They chose Option 2 (above) and thereby saved themselves far more than the cost of the inspection.

 

We believe in "avoiding surprises" as much as possible - so we always recommend a Prelisting Inspection.  In fact, if the Seller does choose to perform a Pre-Listing Inspection, we will reimburse them for the expense at Close of Escrow providing they List, Sell and Close with us representing them.
