Next up is Pre-Listing Appraisal.

 

Why would you want a Pre-Listing Appraisal?

 

A few reasons come to mind.

 

What if the Square Footage of the premises stated in the Tax Records is less than the Seller believes it to be - but the Seller cannot find the Appraisal they received when purchasing the property?

 

What if the Seller believes that the appropriate list price is far above what the comparables show it to be - whether due to the cost of property improvements since the original purchase - or otherwise?

 

Unless it's a cash deal, the Seller needs to "sell" the property to several "entities".

 

1. A Buyer

2. The Buyer's Lender

3. The Buyer's Lender's Appraiser

4. The Buyer's Lender's Underwriter

 

We believe in "avoiding surprises" as much as possible - so we always recommend a Pre-Listing Appraisal when Tax Records appear to be inaccurate, or when there is a significant difference of opinion over the appropriate List Price.  

 

In fact, if the Seller does choose to perform a Pre-Listing Appraisal, we will reimburse them for the expense at Close of Escrow providing they List, Sell and Close with us representing them.

Tony and Suzanne- this is an excellent series for sellers!  One of the things I like is your offer to reimburse the sellers for their pre-listing appraisal.

Tony and Suzanne I have not seen pre-listing appraisals utilized around here, but think they are a great idea for all the reasons you gave.

  I have an acquaintance getting ready to downsize.  He is adamant that his house is 400 or 500 square feet larger than what the Property Appraiser shows.  He pulls out blue prints and floor plans to prove his point.

    He should get a pre-listing appraisal!   Sure, his tax assessed value will go up, but if he can sell the house for an extra $50,000 or so, it is worth it.
