Of Course It's Worth More...This Is Why!

Came across a blast from the past today - and decided to rework it and take it for another "dance" in the 'Rain...
 
This is why.......my house is worth sooooooo much more than everyone else thinks it is.
 
I have washed the floors and shampoooooooed the carpets every day since I've lived here. Sooooo there is no need for a deep cleaning before I put it on the market...
 
I break all the windows and replace them every three months....saves money on window washing...and all my windows are in tip tippee toptop condition - nothing for a home inspector to complain about there!
 
I spend at least an hour a day on the prowl with a fly swatter making sure my home is varmint (nod to Candice A. Donofrio!) and critter free.
 
 
The view of the golf course is the best ever.  In fact, truth be told, it's the golf balls that break the windows - not me!  Spend time in the back yard - if you enjoy Zumba! 
 
I know from other folks I've spoken with that not only is my area untouched by the economy, but with a declining market elsewhere, my property is actually INCREASING in price due to the fundamental economic theory of balance and counter-balance.
 
I've inspected my home with a fine tooth comb 6 ways since Sunday, and I challenge anyone to find any fault or blemish with it - it's immaculate!  Or was that the conception?
 
Due to all the above I will refuse prospective Buyers the right to any inspection period whatsoever, as there is nothing wrong with the property.  
 
In fact they are not even allowed to set foot in the property unless they have already made an offer!!
 
It is my goal to set a new worlds record with the sale price of my home - in fact - I will only take Green Cash - no need for any of those pesky appraisers to be sticking their noses in my business!
 
Now - if you'll excuse me - I forgot I had a previous appointment at the local clubhouse to hear the author read excerpts from "Dementia for Dummies" - although I can't for the life of me remember what it's about......
 
Hmmmm...May I suggest that you:
 
a) Agree to Price it at Market Value and make it "Ready for Showtime" or
 
b) Let me refer you to another broker??!!

Sellers try to find a listing agent who (seemingly) agrees with their BS. The sellers figure if they find one gullible enough, that agent will actually go out there and get that price! From an agents point of view? I know lots of them who will take it at any price. The more listings the better. The seller will wise up soon enough once he gets feedback from prospective buyers. And then there are those agents who don't buy it, don't take the listing, and sleep better.

In the long run, who does better? You answer that!

And then there are those that won't buy it, show the Seller the market data, and allow them to get real with the price, and then take the listing Hella M. Rothwell, Broker/Realtor® - in the long run who does better??
