Getting "Ready For Showtime" - Part 7 and Final

I covered professional photography and the Virtual Tour from the list of the various things to do to get "Ready for Showtime" presented in the post:

So, you are at a point where:

 

You have secured and reviewed the Preliminary Title Report - and hopefully no surprises were found

 

You have placed A Seller's Home Warranty on the property for the benefit of the Seller during the listing period

 

The Seller has conducted a Pre-listing Home Inspection (optional) and has repaired - or decided to disclose in the contract "as is" any items discovered

 

The Seller has conducted a Pre-listing Appraisal (optional) to verify the actual square footage of the property if their "belief" and the Tax Records don't match and to get a reality check on List Price

 

 

 

The Seller has had the premises thoroughly deep cleaned, de-cluttered, and "staged" so that it's time to showcase the listing 

 

Professional photography has been completed and Virtual Tour has been created.

 

 

 

Finally, prior to going Active in the Multiple Listing Service, there are a few final steps that only a Listing Broker can do:

 

Entering data for the listing in the MLS

 

Creating the marketing collateral to be placed inside the property for prospective Buyers who tour the property to take with them

 

Arranging for a professionally installed yard sign, custom sign rider directing "traffic" to the Virtual Tour, and placing a Supra Lockbox on the property

 

and finally - once Active - ensuring the listing propogates across the Internet, exposing the listing to the highest possible number of prospective Buyers

I wish I could get Sellers to jump through all those hoops Tony and Suzanne Marriott, Associate Brokers but 99% of the Sellers I meet say "Just get the sign up". Now that our market has cooled and is more of a Buyers market the Sellers attitude may change.

Good morning Tony and Suzanne Marriott, Associate Brokers ,

Preparation is crucial in setting the stage for any great performance. I had a seller tell me one time he felt like his home going on the market and hitting the MLS was like opening night on a Broadway show! Camera..lights..action! It was and in 2 days I had 5 offers for him..he's a believer in setting the stage for a great first impression!
