The Importance Of A Home Inspection

 

Part of the home purchase process includes an "Inspection Period" - even if it's an "As Is" purchase.

 

The purpose of the inspection period is to permit sufficient time for the Buyer to perform their "due diligence" with regards to the property, the surrounding area, in fact anything at all that would affect their decision to move forward with the purchase.

 

One key component of the inspection period is a Home Inspection. 

 

In Arizona Home Inspectors must be licensed.

 

The purpose of the Home Inspection is to discover anything and everything about the existing property that is not functioning correctly, or not functioning at all.

 

If the contract stipulates the property is "As Is", the Buyer can always request repairs, but the Seller is under no obligation to repair anything. 

 

It's a take it or leave it situation.

 

In Arizona, the boilerplate language in the "standard" contract calls for a 10 calendar day inspection period.

 

Once the Buyer has completed their due diligence, they must decide whether to:

  • Accept the property as is
  • Decline to move forward
  • Request repairs

 

A request for repairs should address items / systems that are present, but in need of repair.

 

A request for repairs should NOT address items / systems that are NOT present, such as requesting enhancements for example: install drip pan under water heater, replace A/C units because they are at the end of their useful life (when in fact they are functioning as they should).

 

While the Buyer is responsible for performing their due diligence, unless they are a qualified home inspector themselves, they should ALWAYS hire a Home Inspector to assist them with the evaluation.
