Advice For Sellers - Professional Photography

So, it's time to sell your current home.

 

There are a number of factors that contribute to the eventual sales price of the property under your control, and therefore the net proceeds of the sale to you, the Seller.

 

 

These include:

  • Quality of Property Photos
  • Condition including Property Preparation
  • Staging
  • Prelisting Inspection
  • Prelisting Appraisal

 

 

 

  

This time, let’s look at the quality of the Property Photos.

 

It can’t be stressed enough that in order to obtain offers on your property, Buyers must be interested in seeing the property and then tour the property.

 

Far and away the best way to encourage the maximum interest from prospective Buyers is to showcase the property with professional photography and a virtual tour that they can view online at their convenience, then instruct their agent to add to their “properties to visit” list.

Regardless of the price, my sellers get professional photos also!  It makes a HUGE difference and I've never understood why agents don't always pay for this service!  Congrats on the feature!

Great advice.  Yes we do Drone, professional photos, and Matterport 3D virtual on each listing and then exposure on Global Listhub and Proxio so we ready over 1000 websites in 83 countries.

Professional photos are key to showcasing a home at its best. Of course the first step for the sellers is getting the home properly prepared for photos and showings. Great photos will do nothing for a home that is not properly prepared!

I am amazed that some agents take the worst photos and post them.  I have seen photos posted upside down.  In today's world, the expectations are raised and we must adapt accordingly.

I always felt the more photos the better the chances to get people through the property.  Of course there are time when it can work in reverse if the photos are not 1. angled properly 2. poor condition of the property shows in photos.  These were always my first thoughts when browsing photos on mls listings.

I was told by an agent that my marketing was excellent but my photos lacked. I deliberately took the sort-cut because I had a hot product. However,  I completely forgot about the branding aspect i.e. what I would be known for.

Offering professional photography shows your clients that you're willing to invest to make sure they get the best outdome.  It would be great if one day, all listings would include this important step in property presentation.

I know there is lots of disagreement on this issue among agents. I use professional photography for all my listings; no matter what the price point. Many agents in TN don't use professional photography for anything under $350K and some don't use professionals period. Much of my marketing is done online and eye candy gets buyers in the door. My listings always have a lot of showings which usually lead to multiple offers. At a cost of $100-$200 per listing, it's worth every penny I spend. Plus, I re-use the photos on my website and in my blog posts. A professional photophapher is money well-spent.

Photographers are very expensive here so we do our own the best we can - comes out fine IMO - no complaints yet

You touched on a great point, Tony and Suzanne!  First impressions are very important.  If the picture doesn't look right, then most viewers will pass on the property before even reviewing it.  Those whom do review it, then are most likely somebody looking for a bargain.

I truly can't understand, Tony and Suzanne, how in this day and age all sellers are not demanding professional photos. When they see horrible photos of their home versus others on the market, why do they not insist their agent do better?

Good photograhy not only helps sell the house, but the listing referrals go up too.  We prepare a video that combines both stills and video.  We ask they to share the video on Facebook.  They are proud to show their home and they get shares by their Facebook friends.  Good post.

Thank you for posting this - it blows my mind how many MLS photos are just cell phone shots. Especially in higher price points. Great real estate photography makes all the difference!

Property photos. One of my pet peeves. I work exclusively with buyers and see lots of MLS listings on line. Some look like the agent leaned out of his car window, using his phone as the camera. OK, I've actually personally only seen that ONCE, but still....
