Advice For Sellers - Condition Including Property Preparation

So, it's time to sell your current home.

 

There are a number of factors that contribute to the eventual sales price of the property under your control, and therefore the net proceeds of the sale to you, the Seller.

 

 

These include:

  • Quality of Property Photos
  • Condition including Property Preparation
  • Staging
  • Prelisting Inspection
  • Prelisting Appraisal

 

 

 

  

This time, let’s look at the quality of the Condition including Property Preparation.

 

It can’t be stressed enough that most Buyers are looking for a property that is in good repair, needs little (if any work after purchase), and that allows them to see the property without personal living clutter getting in the way.

 

Step 1: Tour your own property with the eyes of a Buyer and make a list of anything present that is not functioning correctly, and repair those items.

 

Step 2: Make the property "Ready for Showtime".  This often includes a thorough deep cleaning of the property and the appliances that will remain, including windows inside and out.

 

Step 3: De-clutter as much as possible.  You want the Buyers to be looking at the home - not distracted by your personal items.  It's somewhat inconvenient - but - remember - this will impact your "bottom line"!
