FSBO - How Do You Determine Whether A Buyer Is Qualified?

So, it's time to sell your current home.

 

 

And you have decided to "go it alone".

 

There are many tasks that you as an unrepresented Seller will be undertaking - perhaps for the first - and perhaps for the only - time in your life.

 

 

In order to accomplish your objectives, you should be aware of the main reasons transactions "fall through", and have some idea of how to prevent them from happening to your transaction!

 

One of the main reasons transactions "fall through" is the Buyer failing to qualify for financing.

 

So - how will you determine whether or not a Buyer is qualified to buy your home for the price agreed to in contract?

 

The standard industry forms produced by the Arizona Association of REALTORS contain "boilerplate" language referencing a form that Buyers using financing are "required" to submit along with the offer, along with that form that needs to be completed by the Buyer's Lender, and signed by the Lender and the Buyer.

 

Do you have access to something similar?

 

We also suggest writing additional verbiage into the contract that "strengthens" the Seller's position with regards to Earnest Money to encourage the Buyer against getting "cold feet" or doing something under their control that results in a loan denial.

All great points Tony and Suzanne Marriott, Associate Brokers .  FSBOs think it is so easy to sell a house.  They do not realize all that goes into it.
