Advice For Sellers - Expired or Cancelled?? Read On...

Your listing has now been cancelled or it has expired.

 

There are a number of reasons what a listing does not sell.  

 

 

They include:

  • Price
  • Condition including Property Preparation
  • Error in the MLS Listing Information
  • Quality of Property Photos
  • Marketing Strategy

 

 

 

It’s easy to claim that “price” was the culprit – but realistically – the other 4 possible reasons should be closely examined before considering a price adjustment, and if so – by what amount.

 

Let’s look at the possibility of an error in the MLS Listing Information.

 

Information is “gathered” about the property using an “Arizona Regional Multiple Listing Service” (ARMLS) Residential Input Form.

 

While some of the fields are checkboxes in ARMLS, others are “Free Form” – whoever is doing the input from the Residential Input Form to the MLS has the “opportunity” to make errors, typos, even leaving out information that Buyer Agents and Buyers search for to compile their list of properties to tour.

 

If your property fails to show up in a property search due to an error in the MLS, Buyers won’t be showing up to see it!

 

One service we provide for you when meeting with you for a tour of your property is to carefully review the previous entry in the MLS to see whether it matches the property, and if you have a copy, of the previously completed ARMLS Residential Input Form.
