Advice For Sellers - Improve Your Odds!

So, it's time to sell your current home.

 

There are a number of factors that contribute to a successful closing once you have a contract on your home.

 

There are several "valid" reasons a contract may not result in a close of escrow due to Loan Denial.

 

A couple of examples:

 

Buyer loses their job during the loan approval process which results in a loan denial.

 

Buyer does something within their control that results in a loan denial.

 

The first example is almost always beyond the control of the Buyer.

 

The second is almost always within the control of the Buyer.

 

Yet both have the same result - Loan Denial.

 

And if the "boilerplate" language in the standard contract stands "as is", in both circumstances there is an "out" for the Buyer which allows them to CANCEL and GET THEIR EARNEST MONEY BACK!!

 

Hold on - not so fast.

 

We believe that Buyers should be "encouraged" to avoid self inflicted Loan Denials - and have custom verbiage added to the contract between Buyer and Seller that results in Buyers who are denied a loan due to something they did (or did not) do that adversely impacted their ability to get their loan approved, will be able to cancel - but will not be getting their Earnest Monay back!

 

 

Custom Contract Language (legal for real estate brokers to write here in Arizona) is just one of the many items of value that we offer our Sellers that have contributed to our track record of every listing we have taken since June 2011, both Traditional and Short Sale (and there have been dozens of them) having sold and closed escrow.

This verbage just changed this year in Florida Contracts as well.  Many times in the past, remorseful buyers would change their mind at the last minute and get their escrow back.  Not any longer if they deliberately sabatoge their financing, they lose their escrow.  Wasting a seller's time will now cost them.
