Advice For Sellers - Trust But Verify

So, it's time to sell your current home.

 

Once the word gets out, you may be approached by agents you do not know who would like to interview for the job of selling your home.

 

There are many qualified real estate brokers and agents out there - and - unfortunately - there are some who pretend to be qualified - but aren't - or worse - just as in any profession.

 

So - how can you guard against "problem agents"?

 

There are a couple of things you can do.

 

The first - which you can do yourself - is to check the Arizona Department of Real Estate Database - to see if there have been any disciplinary actions against a licensee.

Just fill in a licensee's last name and click continue.

 

The other common problem is a licensee making unsubstantiated claims about their personal track record of success.

 

To verify the accuracy of their claim - you need the help of someone with access to the MLS.  

 

It's a simple matter to export every closed, expired and canceled listing for which the licensee is Listing or Co-Listing Agent.

 

We took the time to export our track record from the MLS, and have our marketing statements reviewed and validated by our Designated Broker BEFORE announcing them to the general public!

 

Following these simple steps could help a Seller avoid engaging a licensee to list their home based on "claims" that are "inaccurate".

Hi Tony and Suzanne Marriott, Associate Brokers - Always good advice for sellers to check and verify. My experience is that lost potential listings are a result of an agent who says they can get way more than the market will truely bare.  For most sellers, that is all they want to hear.

Tony and Suzanne, unfortunately, the MLS records don't mean a lot anymore as so many of us have spent times with teams, with the team leader getting the credit all team members' transactions.  It's making productivity claims useless, especially if you are the team leader.  And it is great advice to check.  Ask for references from past clients.

I agree with Patricia Kennedy. Seems more and more agents are working with a team. i see this more in the big cities, but not  so much in my area.

Sellers in my area can sign up with my website for automatic notices for lising changes in their neighborhood.  They can customize the search criteria and range.  There is no reason why a seller should be uninformed on what similar properties list prices.

That means agents should be able to sell not just list.

I think that is powerful and can give validation when coming from your broker. Sellers like numbers and want to see the facts.
