FSBO - What Counts As What?

So, it's time to sell your current home.

 

 

And you have decided to "go it alone".

 

There are many tasks that you as an unrepresented Seller will be undertaking - perhaps for the first - and perhaps for the only - time in your life.

 

 

Some things to consider.

 

We spoke with an owner of a geodesic dome home a few months ago.

 

Turned out the price they "needed" to get - and the value of the home determined by an appraisal differed by more than $150K!

 

They were "unhappy" about a couple of aspects of the appraisal.

 

They considered ALL the rooms on the main floor (except for the bathroom) to be bedrooms - 6 of them.

 

Trouble was, only 3 of them had built in closets.

 

That meant the other three "bedrooms" were not counted as such.

 

The appraiser also did not include any square footage from the basement area - which was extensively used by the Seller, including....wait for it...another bedroom!

 

Here in Arizona basements are few and far between, and unless they are completely finished "living space" - won't be counted as sq ft by an appraiser...

 

So - as a FSBO Seller - do you KNOW with certainty what counts as what when it comes to your home?

oh darn.  You mean that Real Estate Professionals actually can help FSBO to get more for their homes because they know such things as debating and correcting an appraisal?  HMMM, so if they can raise your selling price by higher than the amount of commission they get paid, have they earned their commission and proven their value?  #floridatolbertteam

Last I heard they still are trying to FSBO Jody Wall - $150K over priced - they have had it on the market for 4 years!
