Advice For Sellers - Pre-Listing Appraisal

So, it's time to sell your current home.

 

There are a number of factors that contribute to the eventual sales price of the property under your control, and therefore the net proceeds of the sale to you, the Seller.

 

 

These include:

  • Quality of Property Photos
  • Condition including Property Preparation
  • Staging
  • Prelisting Inspection
  • Prelisting Appraisal

 

 

 

  

This time, let’s look at the Pre-Listing Appraisal.

 

There are several different "value" results possible for the same property.

 

They vary based on how quickly you need to sell your home.

 

Market Value - no pressure - no time constraint.

 

Disposition Value - need to sell and close within 90 days - may have an impact if average days on market for similar properties exceeds 45 days.

 

Liquidation Value - need to sell and close within 30 days - significant impact.  

 

When determining what price to ask for your property, you need to consider your selling time horizon...

 

Depending on your circumstances a Pre-Listing Appraisal may be very helpful to you in achieving your objectives.

 

If you List, Sell and Close using us as your Listing Broker, we will reimburse you for the cost of the appraisal at close of escrow!

What happens when the buyer's appraisal comes in lower than the pre-listing appraisal?

That would be unusual - but possible Kathleen Daniels.  The Buyer would be "invited" to share the pre-listing appraisal with their lender/appraiser.  Have not run into that.  Yet!

I can see where this a good marketing tool for listings.  I have never considered this as an approach.  The going rate for appraisals is about $400 which may not be a big expense off commission.

     If the house is in a high-enough price range, I the Broker would pay for it.  Great marketing tool.

Been there done that.  Great tool to educate a seller who wants us to overprice a listing.  We agree to pay for the appraisal if you agree to list at whatever it comes in for.  #floridatolbertteam
