FSBO - How Much Is Enough??

So, it's time to sell your current home.

 

 

And you have decided to "go it alone".

 

There are many tasks that you as an unrepresented Seller will be undertaking - perhaps for the first - and perhaps for the only - time in your life.

 

 

Some things to consider.

 

A prospective Buyer approaches you, tours the property, and decides to present an offer.

 

A component of the offer is "Earnest Money" - the amount of cash the Buyer is offering to provide at the time of contract to demonstrate their sincerity, and under certain circumstances, may go the Seller if the Buyer subsequently cancels as compensation for time off market. 

 

So - as a FSBO Seller - do you KNOW with certainty what you should be looking for in terms of Earnest Money?

Generally speaking, "More is Better".

 

At a minimum, depending on the price point of the property, 2% for an offer that includes Buyer financing, 5% if it's an all cash offer, and a minimum of $2,000 regardless of offer price (applies to offers for less than $100K).

Good morning, Tony and Suzanne... so many home owners don't have a clue what it takes to sell a home for top dollar and to protect their interests. Unfortunately, too many of them learn it a little too late. I'm about to list a home that wasted 60 days on the market this way. Now, she's sorry.
