Advice For Sellers - The Way It Should Be

So, it's time to sell your current home.

 

 

 

And you have decided to list your home for sale with a real estate broker.

 

How do you decide which real estate broker to list your home with?

 

It can be tempting to list with the real estate broker who "promises" you the highest price - regardless of what the market data supports.

 

In the industry that's known as "Buying a Listing".

 

 

The practice is - tell the Sellers what they want to hear - and then beat on them for price reductions once you have the listing.  

 

Is that the way it should be?

 

Let me put it another way - does that benefit the Seller?

 

 

 

Yesterday I met with a couple who wants to sell their home.

 

I spent close to two hours with them - and not once did we discuss list price.

 

Based on our discussion, they decided they will be listing with us.

 

The pricing discussion will be on Monday, when the listing documents will be signed.

 

That's the way it should be!

I see it all the time where sellers eventually get to a LOWER price because their home has lingered on the market when they don't understand that pricing right from the start is the best way to sell their home for the most money.

I am impressed that sellers chose without discussing price at all.  Most sellers I have ran across are so focused on price they ignore the real stuff that counts.... like marketing!

Indeed that is the way it should be... then again, we know there will always be those sellers who will be seduced by the highest quoted home price and those agents who will "buy" the business that way.

Just had this very discussion yesterday.  The market including the EXACT 2 sales in their very neighborhood just sold for $239,000 and they want no less than $260,000 because someone told them there have been plenty of homes just like theres sell for much higher "near by".  These are gated communities and all built by different builders.  Appraisers are going outside the "hood" if they can get the comps they need to appraise.  

But some realtor already got in their head and BOUGHT THE LISTING.  Now I have to talk them off the ledge.  Stay tuned.

It was gratifying Gary L. Waters, Broker Owner, Waters Realty of Brevard, LLC - however - I did set the expectation up front that the first meeting was to tour their homr and get to know them - and after that would come the number crunching.
