Lead Follow-up is Critical!

Imagine letting weeks go by without calling a Buyer who you have shown numerous properties to, only to finally call them yesterday to be told that they had lost your number and had put down a deposit on new construction without you being there!

That actually happened to one of our Buyer Specialists yesterday.  Fortunately for him the Buyer told the Builder that the contract was conditional on them honoring his Buyer Broker agreement with our Buyer Specialist, and the Builder agreed.

I've never seen anyone move so quickly as this Buyer Specialist did today to hot foot it over to the Builder to complete the registration paperwork and lock in the 5% co-broke!

It's critical to follow-up with your leads and Buyers in a timely and consistent manner!  If you don't - you risk it all!

Everyone isn't as lucky as your Buyer Specialist turned out to be. It's good, though, that she called the Buyers when she did.

I believe that builder needs to be identified and complimented.  Of course, the buyer did the right thing but the builder made it pleasant rather than difficult.

Yes it is very important to stay on top of things.  I will email but will follow up with a phone call, this usually gives me a better feel for what is going on.

Brian - We use Top Producer 7i.  The only thing we're missing is a shareable calendar, with the ability to assign "manage" rights to a few key people, and "view only" rights to the rest of the team.

Time is of Essence! the same goes for internet leads1 If you don't return a call within the 1st 4 hours you may be out of luck/ These folks are entering multiople sites and there are tons of agents willing to call if you don't!

This happens and for exactly the reason you mentioned above.  We are working hard at fully integrating TP so that it won't happen to us again.  Thanks for sharing - it was a great reminder.

You are right it is a question of discipline.  One of the advantages of your team is each person has their roll and they can focus on it.  As a solo agent I find when i get busy, I am forced to prioritize.

An interesting point is brought up here...that of the builder being honest/easy to work with and still paying the co-broke.  What percentage do you think would actually do that??

Yes, follow up is so key... but how lucky that the buyers actually remembered him to allow this to happen. That can be some good money lost.
