Advice For Sellers - Prelisting Inspection

So, it's time to sell your current home.

 

There are a number of factors that contribute to the eventual sales price of the property under your control, and therefore the net proceeds of the sale to you, the Seller.

 

 

These include:

  • Quality of Property Photos
  • Condition including Property Preparation
  • Staging
  • Prelisting Inspection
  • Prelisting Appraisal

 

 

 

  

This time, let’s look at the Prelisting Inspection.

 

Once you enter into a contract with a Buyer for your property, the Inspection Period begins.

 

The Buyer will (almost) ALWAYS have a home inspection performed by a licensed home inspector.

 

That inspection report may reveal items that are not functioning as intended, some of which might be costly to repair or replace.

 

If you are aware of these items up front, you can either repair them prior to placing your property on the market, or choose to disclose them to the Buyer when negotiating the purchase price.

 

In fact, if you do choose to have a Prelisting Inspection, and List, Sell and Close with us representing you, we will reimburse you for that expense at close of escrow!

Hi Suzanne and Tony - an upfront inspection can have many benefits.  It can be used as a checklist of items that a seller may want to complete(repair/replace/address) prior to the listing hitting the market or it can be used as part of the disclosure process.   I highly recommend pre-market inspections.

Old school agents will not want their sellers to have the pre-inspection.  What they don't know won't hurt them (the listing agent, not the sellers).  The sellers will know what's in need of repair that way, and old school won't want to know.

But . . . new school will encourage a pre-inspection.  To me, that's pro-active.  There is nothing that states they have to use licensed contractors, and a Buyer Repair Addendum WILL!  Of course, things that require specialization, like HVAC or plumbing, should be done by a licensed contractor.  But, for things that a seller CAN fix themselves . . . get it done.
