Advice For Sellers - Get. Real. About. Price

So, it's time to sell your current home.

 

There are a number of factors that contribute to the eventual sales price of the property under your control, and therefore the net proceeds of the sale to you, the Seller.

 

 

These include:

  • Quality of Property Photos
  • Condition including Property Preparation
  • Staging
  • Prelisting Inspection
  • Prelisting Appraisal

 

 

 

  

There is one item under you control that should be based on the property condition and presentation after completing the check list above.

 

List Price.

 

If you really want to sell your home - not just have it on the market for weeks / months with all the inconvenience that goes with it between Active and Contract (if you are living in it) - you need to agree on a List Price with your Listing Broker that reflects the market data so that you can expect a contract within 15 - 45 days.

 

For higher price points, days on market may be longer than that.

 

But what your "conclusion" about List Price should NEVER factor in are the following:

 

What you paid for the property...the market doesn't care - it cares what it's worth today.

 

How much you spent on the property...the market doesn't care - it cares what it's worth today.

 

What you need to "get" from the sale...the market doesn't care - it cares what it's worth today.

 

I could go on - but you get the point.

 

If you price the property too high - it won't sell - or at least not until the market catches up - or you reduce the price.  Significantly.

 

Some listing agents will tell you what you want to hear, or fail to have the experience to help you understand the market data and therefore what the list price "should" be.

 

List with one of the above and a few months from now, join the ranks of the Expired and Cancelled listings.

 

And of course, it's not "your fault".  It's the listing agent, the market, my dog ate it...

 

Ultimately, you as a Seller are responsible for setting the list price.

I have learned over the years there is no condition that price cannot cure.  Over pricing is a waste of everyones time.  Yes, Sellers ... need to get real about price.

Tony and Suzanne- well done!  I hear so many sellers, as well as buyers talk about what the seller originally paid for the house. It means nothing as to what the house should be listed at.

Excellent information here Tony and Suzanne!  As a stager I preach of the importance of preparation and presentation often. All the prep in the world won't make a home more than it's market value though. Price is key to a faster sale.
