Advice For Sellers - Are You Still Underwater?

So, you need to sell your current home.

There are a number of factors that contribute to the eventual sales price of the property under your control:

These include:

  • Quality of Property Photos
  • Condition including Property Preparation
  • Staging
  • Prelisting Inspection
  • Prelisting Appraisal

There is one item under you control that should be based on the property condition and presentation after completing the check list above.

List Price.

Even though you have owned the property and have been making payments on time for the past 10 years, the market value of the home is still less than the amount you owe on the property, thanks to the crash in 2007 / 2008 - pick a year...

Or is it a big problem?

You may remember hearing about Short Sales.

If, after discussion with your CPA and/or a Real Estate Attorney it is determined that a Short Sale is the "best" option for you to pursue, we can help you.

But I've heard you have to be late on payments and/or facing a foreclosure sale.

Not true.

But I've heard you have to give up all savings before a short sale will be approved.

Not true.

There are many myths surrounding Short Sales - all of which "scare" homeowners away from pursuing that path, the vast majority of which are...

Not true.

The reason Haven Express Listed, Sold and Closed over a hundred Short Sales with the highest Short Sale  List to Close Ratio in our MLS for any individual, team or brokerage (based on data in the MLS) is inextricably linked to our knowledge of how to keep the Short Sale process on track with the Lenders.

Our experience in Corporate America interacting with other executives enabled us to know how to reach out directly to "C" level executives at the lenders, and how to communicate with them effectively to ensure that if we needed to contact them, the file would be immediately placed with their "Executive Response Team".

In fact, we did just that again last week.

This is just one of the many items of value that we offer our Sellers that have contributed to our track record of every listing we have taken since June 2011, both Traditional and Short Sale (and there have been dozens of them) having sold and closed escrow.

Good info!  There seems to be a general misunderstanding that mortgage payment default is necessary to initiate the short sale application process.  With proper education and guidance there are undoubtedly many who could benefit by a well executed short sale on their current home.
