Brain Salad Surgery!

Wonders will never cease!

 

Suzanne and I spoke with a couple of Sellers a few weeks ago. 

 

Their previous listing had expired at the $500K mark.

 

They had plenty of traffic during that time frame - but zero offers.

 

When we stopped back by to discuss pricing a few days later, I asked the Sellers where their previous List Price came from.

 

1. That's the price we wanted

 

2. The agent agreed we could get that price

 

3. It accounts for how much money we have put into this property

 

And your goal is to get Sold by the end of the year and move to another state to be closer to your children and you have already bought land to build on there?

 

Yes

 

Are you aware that the market data suggests a likely sale price of about $100K less than what you last had it listed for.

 

Yes! That's what a couple of other agents told us too....

 

So...if you can't get "your price" - what do you plan to do.

 

 

"We'll wait" said the husband.

 

"We have to sell" said the wife, "I'm on medication for depression because we are in this house and we have to move!"

 

After we left, Suzanne told me in no uncertain terms, we don't want that listing, regardless of whether they agree to a list price that the market data supports.  

 

"I want no part of that nightmare!"

 

Several weeks passed.

 

This morning Suzanne mentioned the Sellers had re-listed their house for $469K!

 

Never mind identical floor plans in as good or better condition in the same neigborhood that have languished for hundreds of days on the market at a list price of $30K-$50K less.

 

So, the Sellers are still in a tug of war with reality.

 

Who do you think will prevail?

 

Where are Emerson, Lake and Palmer when you need them?

 

As usual, Suzanne nailed this one!

Hi Tony Tony and Suzanne Marriott, Associate Brokers I don't think Suzanne's reluctance had anything to do with the final list price, but the "issues" between the couple. Just sayin'.

Hi Tony and Suzanne Marriott, Associate Brokers , I agree with Suzanne, you would spend a lot of wasted time and not get anything for the effort.  Until they come down to reality, they wil be stuck right where they want to be.  Of course they will blame the agent for it not selling.

All the other listings are thanking them . . . their over-priced home makes the others look like a bargain!  That over-priced property is helping SELL the competitors!
