Gaming the MLS!! Gotcha!

I have heard of this happening - but never really understood how one could "game" or "manipulate" the MLS.

 

Until today.

 

I just came across a perfect example.

 

It's just the slightest of things.

 

Just an innocuous "space".

 

That was introduced into the street name - adding a space where no space should exist.

 

And lo and behold - this listing does not show the previous listing history for this address.  Listings where the street name was entered correctly.

 

Not the almost year on market listing that expired in May.

 

Not the previous listing the year before that was cancelled.

 

It looks just like a brand new, first time out listing.

 

And lo and behold - other listings of this agent have a similar "problem".

 

Isn't that special?!

 

You know what they say, click a button, "save" an agent!

 

Duly clicked and reported.

 

Oh By The Way - this particular agent has been around a long, long time...no excuse for this....

 

 

But - let's say - for the sake of argument - that it was a genuine mistake.

 

What else was entered incorrectly as a "genuine" mistake?

 

How does that damage the Seller?

 

I'm just sayin'....

Wow, I was first going to say it was done in error, but not if it's not the first time. When I "snoop around", I check the tax records as well, that links the property to all prior listings.

Tony and Suzanne, I wonder why this agent has a high percentage of "expired" listings. I've heard of this but thankfully never seen it in my MLS.

Wow! Never occured to me you could game the system this way. Don't think it can happen in my area though because the listing is also tied to the assessor's parcel number here in CA.  But there are other "games" going on that's for sure!

I see listings come on the market with no market history when I know that they have been on for a while - I will check to see if this is the issue.  Unbelievable!

Oh, I've found so many MLS games the folks at the RMLS know me by name now.  I report all the time.  We display information under various status codes.  One is WTH . . . withdrawn from the market.  The RMLS has what the WTH definition is . . . basically a listing still under contract, but the lisitng agent doesn't do any marketing and the house can't be shown.  Maybe the homeowner is having repairs done, for example.  Then the little sneaks will enter the SAME propert as ACTIVE under a different MLS# . . . Unbeliveable.  The WTH is still visible in the IDX!

He/she probably isn't fooling too many folks.  Our tax records have a history on them as well, so it's pretty easy to find out.

I have never heard of this. Now I wonder if my MLS is capable of this. Every now & then I run into a property that I know has been listed before but there is no history. I just thought it had to do with our multiple merges with other MLS's in the area. Thanks for informing me.

Wow. Who knew a space could make that much difference! I know agents cancel listings sometimes to start the clock on the days on market again when they are re-listed. I don't see the point in any of these games in the age of the Internet. Buyers have so many different ways to get information.

Interesting stuff indeed. OUr listings are tied into the tax record number (APN) so not sure this could happen here in CA. Not doubt there are some other shenanigans.

I'll be interested to hear what happens with this agent - once I can believe is a mistake, more than that? Nah! Glad to hear it was reported.

That would be very hard to do with our system as it is loaded from tax records and all listings are noted there as well.

Not totally sure, but I do not think that is possible in our system. It pulls from the tax records. Of course, some of those are wrong, but nothing you can do to fix that either.

I had a similar personal experience just yesterday. I was entering a condominium listing and then couldn't find it when searching later. And it wasn't pulling up when I removed the unit number either. I was seriously perplexed for about an hour and then I stumbled on the fact that both the street name and suffix designation (in this case, "street") pulled into the street name field. I too thought all aspects of record pulled from the tax record, so I'm not sure yet just what caused this. But it opened my eyes to the same phenomenon you described... specifically, that a listing's history could be virtually disassociated, as well as other continuity detail. Not for a minute did I think of how to make use of that myself, but certainly thought some might. In fact, it occurred to me that it may have been done before me on this unit and that's what caused my experience. Anyways, I agree that it's a spectacular abuse, if intentional. By what you described, that sounds intentional and you did the right thing in reporting.

I have seen this before unlike you I chose not to report, I came from a Communist Country where your neighbor reported you.... there are people that have nothing else to do at the MLS than search for culprits like this one...Endre

It happens everywhere, including here. A clear indicator is that the tax record comes up as not found right on the MLS sheet. Other than new construction, there aren't many addresses that don't have a tax record.

I know exactly what you are talking about! It's a little 'loophole' technique in the system that some wise-asses have figured out to do exactly as you mentioned. Mistakes can happen but they are mostly purposeful.  

That's why I click as well to 'save' an agent. I caught a few myself.

OMG, I could name 2 or 3 Realtors in my Board that would do this if they would just know this trick.  I hate 'policing' other Realtors.  The fact that they are "Realtors" should stand for something.....namely integrity.  But, in every bushel there is a bad apple.  I am glad that this appeared on Active Rain and not other less upstanding Realtor blog site as those 2 or 3....I'm pretty sure don't follow AR.....but I'm equally as sure they follow others.....no point in giving them more fuel for their less practices.............I'm with Michelle Obama....."when they go low.....we go high".

I think Data Integrity at ARMLS catches those 'mapping' mistakes and corrects them easily. I thought that the listing is tied to the history through its APN. Something new to learn all the time. Thanks for writing about it.

With our new MLS system we can check the history but it only shows the DOM (days on market ) with current agent.  We can go through REalist and check there for other listings for said property. We've only had this new system since July.

So sad that one agent can ruin it for the rest of us.  That one hiccup of a keystroke might cost your MLS board time and money to prevent it from happening again but creating new auto-populate software revisions that someone is paid to impliment. Argh!

We don't have an MLS in Manhattan though, agents game the systems in any number of ways- adding an address that doesn't exist or an apartment that doesn't exist. In some cases the gaming goes far beyond trying to trick the system to hide some flaw but rather often leads to bolder lies

Interesting, that is something new to me. I thought agents cancel and then re-list  as a new listing. What I have seen happening is that agents put a property on pending and it is still on pending a year later. This affects the comps, so I also check how long the property has been on pending.
