Advice For Buyers - Your Team Must Buy It Three Times!

If you are buying a home, and using lender financing, your team has to buy it three times!

 

What am I talking about?

 

First, you have to convince the Seller to accept your offer for their home.  

 

The offer should be based on the reality of the market - not just as a result of a bidding war that results in an unrealistically high price.

 

Second, the Appraiser for your lender needs to be convinced that the property appraises for at least the amount of the contract price - and in some cases - they can stipulate that certain items must be repaired - which means renegotiation with the Seller.

 

Third, your Lender and the Underwriter must be convinced that it's worthwhile to make the loan amount you are requesting.  Things other than the appraisal can factor in here that have nothing to do with the appraisal.  Hint: Don't make any significant purchases on credit prior to close of escrow!

 

Keep in mind, that just because you want the house and are willing to pay the contract price, your team members must "agree" to let the transaction move forward!

You are so right!  Lot of first time buyers don't realize that there are a few more folks that have to get aboard the "buy" train to make it happen!  :-)

There are so many people that must be in agreement for a deal to go forward, and the appraiser and underwriters are always the most important.
