Advice For Sellers - The Myth Of The "Neighborhood Expert"

 

 

 

"You should list with me because I am the Neighborhood Expert!"

 

Hmmmmmm....

 

I can perhaps "buy that" if I'm looking to buy a home in a specific neighborhood - although I'm still not convinced that using a "neighborhood expert" is the determining factor in selecting a real estate broker.

 

But when it comes to listings, and getting them sold, and closed, being a "neighborhood expert" is an irrelevant (and unprovable) claim to bring to the party unless you have a track record to back up your claims.

 

What percentage of the listings that you take in that neighborhood actually end up selling?

 

What was the eventual sales price of those listings that sold compared to the initial list price?

 

What was the average days on market?

 

Unless you have truly stellar results, that are better than others who list and sell in that neighborhood, then it seems to me that the claim of being a "neighborhood expert" is meaningless puffery without basis!

 

If you do have that stellar track record - by all means shout it out!

 

What say you?

Hi Tony Tony and Suzanne Marriott, Associate Brokers I think that if I was a buyer I might prefer the agent that knows something about the neighborhood, but if I'm the seller I prefer someone that can get the job done. Period.

I love the idea of agents farming an area (or areas) to become the expert.  You have to work it to get the track record.  Gotta start somewhere.  Just to say you are a neighborhood expert because you live there probably isn't adequate. Work it and it'll work for you.

Good morning Tony and Suzanne Marriott, Associate Brokers .  IMHO if you don't know the history of your neighborhood regardless if you are the most used agent or not, you are doing yourself an injustice.

Tony and Suzanne Marriott, Associate Brokers - definitely, knowing the market is a good idea. Sometimes you don't win all - but having a knowledge of market does help.
