I originally found Active Rain as a result of Googling "EcoBroker" and finding an Active Rain profile as the number one organic result.
This led to me joining Active Rain AND pursuing the EcoBroker Certification.
Today things came full circle.
I received a referral as a result of the EcoBroker network.
Here are the emails - the first two from the referring broker, the third from the Seller!
"I'm a broker, also EcoBroker, on xxx near xxx, xx. I have clients who own 77 acres about a mile west of xxxx who would like to sell. They got tied up with a local real estate broker near there who did not help them. I would like to send them to someone very trustworthy. They had a couple of offers that didn't work out and are now looking to list it. They, and I, would love to see it marketed as estate property to environmentally aware buyers. As I'm sure you are aware, there are other areas of the west that are having great success in subdividing into large parcels, 20 acre homesteads, and keeping most of it in open space. People that care about that seem willing to pay more for the land than dividing it up into smaller lots and selling for standard development. Is that something you'd like to take on? If there is no interest in that concept then at least keeping some of it in an open space and a habitat protective program and selling the rest would be worthwhile. I understand that the property is worth somewhere in the range of $650,000 to $700,000. I'd appreciate hearing from you!"
"Sorry it's taken me awhile to get back to you. I wanted to check with my clients and find out if they were really ready to go. They are looking forward to speaking with you. They are very creative/intuitive people who judge anyone they work with in light of social issues, liberalism and sincerity. The property is: xxx-xx-xxx. That's not a method of identification I'm familiar with so I hope that is helpful. The clients are xxx and xxx xxxxxx at xxx-xxx-xxxx in xxxxx, xx. xxx xxx, an ecorealtor on xxxx, xx, gave me your name and said you might be interested in selling our 77 acres a few hundred meters to the east of the second 18 holes of xxxxxx Golf Club and a couple miles west of xxxxxxxx, parcel #xxx-xx-xxx. We're going to be buying property through xxx and moving to xxxxx from xxxx,xx.
If you look at a topographical map once you've located parcel xxx-xx-xxx, you see that our area is called "xxxxx Springs." The springs originate on our land and feed all the wildlife in the area, including a herd of wild burros, one of which is an albino. The springs are an advantage to a nature lover but a wetland for a developer, as you know.
In case a developer wants our land, I have a letter from the owner of xxxxxx saying that he'll sell his water to a developer. Any developer who wants to put houses in this area will need to go through xxxxx to get water; whereas, an individual land owner can get a high-output well without going deep.
We haven't ever listed the property, have been receiving offers for years, but haven't sold. We're motivated to sell now. I'll discuss the reasons (for being motivated to sell) later.
