Full Circle

EcoBroker LogoI originally found Active Rain as a result of Googling "EcoBroker" and finding an Active Rain profile as the number one organic result.

This led to me joining Active Rain AND pursuing the EcoBroker Certification.

Today things came full circle.

I received a referral as a result of the EcoBroker network.

Here are the emails - the first two from the referring broker, the third from the Seller!

"I'm a broker, also EcoBroker, on xxx near xxx, xx.  I have clients who own 77 acres about a mile west of xxxx who would like to sell.  They got tied up with a local real estate broker near there who did not help them.  I would like to send them to someone very trustworthy.  They had a couple of offers that didn't work out and are now looking to list it.  They, and I, would love to see it marketed as estate property to environmentally aware buyers.  As I'm sure you are aware, there are other areas of the west that are having great success in subdividing into large parcels, 20 acre homesteads, and keeping most of it in open space.  People that care about that seem willing to pay more for the land than dividing it up into smaller lots and selling for standard development.  Is that something you'd like to take on?  If there is no interest in that concept then at least keeping some of it in an open space and a habitat protective program and selling the rest would be worthwhile.  I understand that the property is worth somewhere in the range of $650,000 to $700,000.  I'd appreciate hearing from you!"

"Sorry it's taken me awhile to get back to you.  I wanted to check with my clients and find out if they were really ready to go.  They are looking forward to speaking with you.  They are very creative/intuitive people who judge anyone they work with in light of social issues, liberalism and sincerity.   The property is: xxx-xx-xxx.  That's not a method of identification I'm familiar with so I hope that is helpful.  The clients are xxx and xxx xxxxxx at xxx-xxx-xxxx in xxxxx, xx.  They are comfortable with email so feel free to use that at: xxxxx@earthlink.net  I am happy with a 20% referral fee if anything comes of this.  I appreciate up dates and progress reports so I can stay connected to the transaction.  Best of luck."

"Tony:

xxx xxx, an ecorealtor on xxxx, xx, gave me your name and said you might be interested in selling our 77 acres a few hundred meters to the east of the second 18 holes of xxxxxx Golf Club and a couple miles west of xxxxxxxx, parcel #xxx-xx-xxx. We're going to be buying property through xxx and moving to xxxxx from xxxx,xx.

If you look at a topographical map once you've located parcel xxx-xx-xxx, you see that our area is called "xxxxx Springs." The springs originate on our land and feed all the wildlife in the area, including a herd of wild burros, one of which is an albino. The springs are an advantage to a nature lover but a wetland for a developer, as you know.

In case a developer wants our land, I have a letter from the owner of xxxxxx saying that he'll sell his water to a developer. Any developer who wants to put houses in this area will need to go through xxxxx to get water; whereas, an individual land owner can get a high-output well without going deep.

We haven't ever listed the property, have been receiving offers for years, but haven't sold. We're motivated to sell now. I'll discuss the reasons (for being motivated to sell) later.

Please let me know if this is a property you would be interested in selling for us, what price you'd be inclined to ask, and how much commission you'll ask."

Almost 80 acres of prime land near one of the largest lakes in the area.

Congratulations on your success. I'd be interested in hearing more from you regarding what you see as the advantages, etc. Sure, getting the referral is excellent, but wondered what value you see in the designation. Not questioning it, just interested. I'll take a lok at their site as well.

Jeff - The emphasis of the certification is on the "green" aspects of housing - from well known topics like A/C efficiency to lesser known topics such as the optimal orientation of a house on a property and the use of awnings, etc. to make it as "green friendly" as possible.  It's all on-line - but it isn't a 2 hour class!  I would recommend it for the knowledge alone, plus - it's relatively new so the referral network is in it's infancy - which means if you are one of the few in your area, chances of a referral are significant.

Chris - Thanks for the encouragement!  Unfortunately I could never run marathons - just sprint down the Rugby field!  The listing is one thing - a closed sale is another!  But - it does appear that we have a Seller who is sincerely interested in selling!

Way to go Tony.  I never heard of an EcoBroker Certification.  I'll have to look into it.

I would have assumed that having more people living close together would create a smaller footprint than having the same number of people each living on several acres.  If everyone lived on 20 acres wouldn't we soon run out of land?

Tim - I tend to agree - however - affordability tends to limit the number who will purchase 20 acres to live on!
