Are you one of the few considering a Short Sale in Phoenix?

While there are far fewer people these days considering a Short Sale of their home in Phoenix, there are still some who may have purchased just before the "bust" last decade who may owe significantly more on the home than the proceeds of the sale will bring.

What to do?

A Short Sale is one such solution.

A Short Sale is a "regular resale" with one distinct and significant difference.

The agreement of your lender(s) to accept less than the balance(s) owed on the loan(s).

Whether or not a homeowner meets the other "requirements" of their lender(s) such as a "valid" hardship can only be determined by consultation with a skilled and experienced professional with a solid Short Sale track record - we recommend a minimum of 100 closed Short Sales with a 90%+ Short Sale List to Close ratio.

The purpose of a Short Sale is not to get the Buyer Leads from the listing - it's to get the Short Sale closed for the benefit of the homeowner, so they avoid foreclosure!

A FREE CONFIDENTIAL Short Sale consultation with an experienced and qualified Short Sale Listing Agent or an attorney qualified and experienced in Short Sales should be the first step in the process of deciding whether to Short Sale a home in Phoenix.

The consultation should include a comprehensive description of the Short Sale process, and should provide sufficient information to determine whether pursuing a Short Sale is the best course of action.

Short Sales are not something to rush blindly into - they require commitment from the Sellers to see it through, and hinge on the Short Sale Listing Agent's skill set in securing a fair market value contract for the property, presenting the Short Sale package to the Sellers Lender(s) for approval, and knowing how and when to escalate to senior executives at Bank of America, Chase, Citi, Wells Fargo and other Short Sale lien holders.

If you know of someone considering a Short Sale in Phoenix, we ask that you have them contact us to schedule their free, confidential, no obligation Short Sale consultation.

We encourage Phoenix homeowners who need to sell but are "underwater" to at least carve out 30 minutes of their time to explore what other options may be available to them - and there are several - that may not be as damaging to their credit and their future ability to purchase another home, whether in Phoenix or elsewhere.

A FREE confidential, no obligation consultation costs you nothing, we can meet with you in person at our office or your home, or connect via GoToMeeting online if you prefer.

We NEVER charge the homeowner a fee to list and process their Short Sale.

We provide the same FULL SERVICE listing to them that we provide to our "Traditional" Sale clients.

Contact us today to see if we can help!

Wow, you, guys, still have short sales? We had so many of them here. Foreclosures and short sales dominated our market for quite some time, but then it all ended. I doubt there is a short sale in the work in our area, though I might be wrong. You reminded me of an era...

I didn't realize you still had them either - 100/month will definitely keep you busy and if folks in your area are savvy, they'll phone the expert short sale agents!

Happy New Year to you both!
